    It’s a win-win property investment story in Winnington Road N2

    Rarely do two development opportunities become available on this internationally acclaimed street – Winnington Road in Hampstead Garden Suburb N2, which is home to ambassadorial residences and large mansion houses.

    Number 29 Winnington Road has not changed hands since being built in the 1950s and has been in the same family ownership for 65 years.  Decades on, the owners recognised that the existing accommodation of around 2,500 sq ft was not large enough to meet the requirements of most current buyers.  They secured planning consent for a new house of circa 13,000 sq ft, which is five times the size of the existing property.  A conservative estimate of the end value is between £18m to £19m.

    Similarly, a few houses away, number 33 Winnington Road has also been in the same ownership for many years.  This is a larger house of some 4,800 sq ft. The property requires a complete refurbishment and sits on a wide plot of around 100 ft.  In this case, the current owners have not requested planning permission, which means a buyer will be able to design from scratch and create the home of their dreams or alternatively, remodel the existing house.
