Invisible Homes: Revolutionizing London’s Property Market with AI-Powered Off-Market Sales

Invisible Homes is London’s only online, off-market property platform, combining AI-driven matchmaking with the discretion of traditional off-market sales. The platform eliminates the pitfalls of on-market listings, such as visible date stamps and price reductions and currently has over 50,000 active, qualified buyers.

Currently active in Camden, City of Westminster, Vauxhall, Hammersmith & Fulham, Kensington & Chelsea, Wandsworth, Wimbledon, Queen’s Park, Chiswick, Richmond, Kingston upon Thames, Hackney & Islington, the business has plans to extend its geographical reach in London and beyond.

Mark Wells, Founder & CEO: “In today’s challenging market, success isn’t about maximum exposure—it’s about smart exposure. Our platform preserves your property’s market freshness while connecting you with thousands of serious buyers, not just a privileged few.

Why let your property grow stale online when you can tap into the off-market advantage? With Invisible Homes, your property remains fresh and desirable, free from the digital baggage that often undermines on-market listings”.

There has recently been so much ‘noise’ about the supposed benefits of selling property on social media platforms, or on the back of high profile TV programmes,  but Invisible Homes would argue the opposite, namely that less obvious visibility, coupled with sophisticated technology can result in a quicker/better sale.

Mark Wells CEO makes the important point: “A1 is working and agents are signing up with listings ranging from £200,000 – £35m, so it is a platform that can work for all levels of the market.

The problem with the typical open market is that it puts a date stamp on your property and reveals any price falls. This can begin to work against the seller.  Evidence suggests that buyers are put off by property that isn’t selling. Even after a month they will begin thinking – if nobody else is interested, why would I want this?

Invisible Homes supercharges off-market selling for estate agents. We give agents access to our 55,000 strong prime London buyer list, so that they are no longer limited by the number of their registered buyers or ‘black books’. We retain the exclusivity of the off-market space by using the newest technologies to curate buyers into the most relevant and motivated, while avoiding the negative ‘date stamps’ and ‘price drops’ associated with the open market.”

    KEY FACTS:

    • Invisible Homes has passed the milestone of 50,000 registered buyers (now 55k)
    • Currently they cover around a quarter of London and are growing rapidly
    • Over 1,500 homes listed in the past 12 months
