With nearly half of London’s workers expected to be back in the office five days a week this year, the demand for central city living is set to experience increased demand.* One- and two-bedroom apartments in southeast London’s L&Q at Elephant Park offer the ideal urban home for those seeking a convenient commute and easy access to the city’s vibrant lifestyle.

Enhancing city living, L&Q at Elephant Park forms part of the UK’s first Climate Positive Development. Extensive planting to support biodiversity and provide natural cooling has been included in the site’s masterplan. Facilitating a green lifestyle for residents, over 1,200 trees will be scattered in between the urban landscape, around a new 2-acre park, as well as 3,000 new cycle spaces. A local energy hub provides net-zero carbon heat and hot water to all the homes at Elephant Park.

Claire Brenlund, Sales and Marketing Director at L&Q, comments on the affordability of the development: “L&Q at Elephant Park is yet another example of how Shared Ownership can offer lower monthly costs than renting a comparable home. Whilst average monthly rents in Elephant and Castle currently stand at £2,660**, L&Q’s Shared Ownership homes in the area offer genuine affordability with monthly outgoings starting from £1,513***.

“What’s more – Shared Owners are buying into something really special here. Elephant Park is a truly unique development. Residents benefit from all the perks associated with living in Zone 1, including excellent transport links and a wealth of convenient amenities on the doorstep, whilst living close to one of central London’s largest new green spaces.”

Offering the best of city living, homes have been thoughtfully designed to meet first-time buyer priorities. Every apartment is finished to a fully inclusive specification, with large open-plan living spaces and access to private outdoor space. Stylish and practical, low energy white LED downlights are fitted in bathrooms and kitchens, which also have chrome switches and sockets. Pendant lights are included to living/ dining areas, bedrooms and hallways, and main bedrooms benefit from a built-in mirrored wardrobe. Underfloor heating is also included throughout homes.

Already a lively London neighbourhood, Elephant and Castle is a diverse community of park side homes, local businesses, creative enterprises, meeting places and landscaped outdoor areas. Nestled in the heart of this transforming neighbourhood, L&Q’s homes are just a short walk from an array of independent cafés, bars, restaurants and shops. Residents also enjoy some of London’s favourite hotspots nearby, including The Imperial War Museum, The Oval and Borough Market, making for perfect days out close to home. Plus, the South Bank, Parliament and Tower Bridge are within 20-minutes’ walk.

One of the best-connected places in London, the development is located a short walk to Elephant and Castle station, which is serviced by the Northern and Bakerloo Underground lines. Journeys to Waterloo and Oxford Circus take just 4 and 10 minutes, respectively. Euston can be reached in 15 minutes. Offering further connectivity, there is also mainline rail station, 28 bus routes and one of London’s first Cycle Superhighways for those who like getting around on two wheels.****

Prices for homes at L&Q at Elephant Park start from £135,000 for a 25% share of a one-bedroom apartment (full market value: £540,000).
