At its landmark Hendon Waterside development in NW9, Barratt London is launching an exclusive collection of townhouses, a rarity for Hendon, with prices starting from £1.25 million. The exclusive collection of five four-bedroom townhouses will be available to move into from Summer 2025.

Research reveals that the average house price in Hendon was 29% less than neighbouring West Hampstead, highlighting Hendon as an affordable alternative for house buyers in North West London, while only one stop along the train line.
Each arranged over three levels, the townhouses are designed for family living. The homes feature generously sized open plan living/dining areas and a healthy dose of natural light owing to the bi-fold living room doors opening out to a private garden and skylights. The kitchen has been designed to an excellent finish with stone worktops, a waterfall island countertop and is fitted with integrated high-end appliances.
The new homes are EPC rating A, with sustainability measures including roof solar panels and EV charging ports.
Joseph Antoniazzi, Director of Sales and Marketing at Barratt West London, comments: “We are excited to launch these new townhouses at Hendon Waterside which is a prime offering from Barratt London and offers a unique opportunity within the North West London housing market. With a limited availability of new-build houses in the area, these properties stand out for their exceptional specification. Offering the perfect blend of space and versatility, these homes are ideally suited for families looking to put down roots in a vibrant and sought after location.”
Forming part of the £9.6bn regeneration of Barnet, Hendon Waterside epitomizes the best of waterside living, set by the peaceful Welsh Harp Reservoir. With the addition of over 170 hectares of green space, natural playgrounds and picnic areas, nature is at the heart of Hendon Waterside offering beautiful nature trails for quiet walks, and water sports clubs for sailing, canoeing and kayaking.
Antoniazzi, continues: “Hendon Waterside promotes a sustainable and healthy lifestyle for its residents by seamlessly integrating nature and energy efficiency into everyday living. The Welsh Harp Reservoir on our doorstep is a Site of Special Scientific Interest and a Local Nature Reserve, so it was important that the design of the development was reflective of this and added to the richness and biodiversity of the area. Not only does the design at Hendon Waterside encourage healthier lifestyles, but it also encourages wildlife to flourish with nature friendly features including the installation of over 200 bat and bird boxes, biodiverse green roofs extending to 850 square metres and planting over 450 new trees.”
Brent Cross Shopping Centre is located just a mile from the development, hosting a range of well-known shops and bars. For further convenience, residents will also have access to an array of nearby amenities including on-site Co-Op supermarket, Starbucks and dental clinic.
The wider area has a selection of high-performing primary and secondary schools for families with younger children to choose from, including The Hyde School and St Joseph’s Catholic Primary School.
For commuters, the development has excellent transport links nearby offering services from Hendon Railway Station, – a five-minute walk away – and Hendon Central tube station, reaching central London in under 20 minutes. Road connections are equally good, with the M1 and M25 motorways within easy reach, and both Heathrow and Luton Airport approximately half an hour away.
Prices for Hendon Waterside townhouses will start from £1,250,000. To find out more, visit Barratt London website or call 0330 057 6666.
